About investments

What am I actually investing in?

A bond issued by Bricks Funding a.s., backed by a portfolio of property companies. Each property is owned by a project company from the issuer's group; the bonds are repaid from rental income, refinancing or the sale of properties.

What is the minimum investment?

20 000 Kč. The bond's nominal value is 2 000 Kč, so above the minimum you invest in 2 000 Kč increments.

How and when do I receive the return?

By bank transfer to the account you register with us, after deduction of the 15% withholding tax on the interest income (srážková daň z příjmů). We pay the return monthly; you usually receive the first payment about a month after subscription.

Do you offer cashback?

Yes – 2% cashback on everything you invest within your first 30 days after registration. We credit it to your account within 30 days.

Can I sell the bond before maturity?

After 12 months you can ask the issuer for early redemption; the rules are set by the subscription agreement. The bonds' transferability is not restricted.

What is the difference between the interest income and the IRR?

Interest income is the amount that arrives in your account regularly every month. IRR assumes you reinvest each return at the same rate; it's a useful comparison, but not the amount you actually receive. That's why we show interest income as the main figure.

How are you different from crowdfunding marketplaces?

Marketplaces list loans and participations from many third-party borrowers. Bricks Funding is an indirect owner – every property is in our group's portfolio, sourced and operated by us.

The company

Who is behind Bricks Funding?

A Czech team that has been operating in Czech real estate since 2018, with ten completed projects to date. The platform launched in 2026 to open the same opportunities to retail investors.

What is the legal structure?

Bricks Funding a.s. (IČ 23960531) is a Czech joint-stock company that issues bonds under the Czech Bonds Act (zákon č. 190/2004 Sb.). Each property is owned by a separate project company.

What if Bricks Funding stops operating?

The project companies continue to own the properties. Administration can be taken over by another entity. Any claims you have rank equally with the issuer's other unsecured creditors and are satisfied from its assets, which include its stakes in the property companies.

Where can I see audited financials?

Annual financial statements are filed with the Czech Commercial Register and available on justice.cz. The first audited statements for Bricks Funding a.s. will be published for fiscal year 2026.

Tax

How is the interest income taxed?

The interest income is subject to 15% withholding tax (srážková daň), which we deduct directly – you receive the net return. Individuals (Czech tax residents) do not declare it in their tax return. Tax treatment depends on individual circumstances.

Risk

What are the main risks?

These are unsecured bonds – they carry the risk of partial or total loss of your investment, and their repayment depends on the issuer's ability to pay.

What protects the bondholders?

These bonds are unsecured, so there is no lien – but the model is built to be prudent: the issuer owns and operates an income-producing property portfolio that generates the rent to service the bonds. In insolvency you rank as an unsecured creditor.

What happens if the issuer becomes insolvent?

Bondholders are unsecured creditors of the issuer – their claims are satisfied from the issuer's assets (including its stakes in the property companies) in the applicable order within insolvency proceedings.

What does “no secondary market” mean for me?

The bonds are not traded on any regulated market, which can make it harder to sell them on to another investor. Their transferability is not restricted, however. After 12 months you can ask the issuer for early redemption.
